The purpose of the Junior Project Coordinator role is to provide support to the Senior Project Staff with Pre-Construction, Procurement and Project Admin. Lead and help motivate project management teams through all phases of construction to ensure projects are delivered consistently with approved, pre- development objectives and achieve profitability requirements.
· Liaison between the Construction Manager, and all other technical disciplines involved
· Assist Project staff with the overall management of construction
And service side
Develop and negotiate prime and sub-contract agreements.
· Analyze and understand contract terms and conditions, identify risks and opportunities and develop/implement plans to mitigate risks and capture opportunities.
· Develop and maintain effective relationships with partners, consultants, community stakeholders, and government authorities.
· Develop and foster relationships with management, accounting, customer service, design, and construction personnel.
· Cost estimating and quantity take off
· Prepare bid documents and clear and concise scopes of work
· Prequalify vendors and subcontractors
· Maintain project cost database
· Development of project bid list and subcontractor Notice to Proceed
· Analysis of contract documents and proposed subcontractor selections
· Review and cost analysis of material purchase.
· Review and facilitate addendums of RFI’s in relevance to assigned projects.
· Data entry and administrative task
· Attend pre-award meetings with suppliers and sub-trades after tendering stage as required.
· Attend Project startup meetings if required.
· Review and process shop drawings, RFIs, Site Instructions and Change Orders.
· Track and monitor the project budget and develop accurate cost reports and projections.
· Attend or facilitate regular project team meetings as required.
· Prepare for and facilitate monthly meetings.
· Prepare accurate quarterly project reports for internal review.
· Analyze and understand drawings and specifications, identifying and resolving constructability issues throughout the project.
· Help Develop and manage Schedule and task.
· Be actively involved in the development, management, and success of the projects’ safety culture and plan.
· Proactively manage quality control and quality assurance.
· Work collaboratively with sub-contractors, consultants, and clients.
· Coordinate and support the close-out and warranty periods for projects.
· Facilitate project postmortem and Integrate lessons learned into future business processes.
