About the Role


Reporting to the Managing Director, Real Estate Finance, the Senior Financial Accountant is responsible for providing all aspects of accounting and financial support Gracorp Properties LP and Gracorp Capital Advisors Ltd. (collectively, “Gracorp”) and all the funds and projects managed by Gracorp. The incumbent is responsible for implementing and maintaining accounting processes and controls in accordance with company policies and procedures, and ensuring the delivery of clear, accurate, consistent, and relevant financial information on a timely basis.


As a Senior Financial Account at Gracorp, you will:


  • Complete general transactional accounting, reconciliations, and month/quarter/year-end procedures.
  • Understand contractual (Limited Partnership Agreements, Declaration of Trusts, loan agreements etc.) terms and conditions in relation to project reporting requirements, performance measurement, and compliance.
  • Prepare project cost reports and identify and communicate any cost overruns / anomalies.
  • Prepare financial statements and note disclosures.
  • Create schedules to support tax returns/slips (corporate, trust, and limited partnership) and ensure compliance with deadlines.
  • Actively support embedding financial competency and acumen into the business.
  • Ensure progress billings are complete, accurate, timely, and in accordance with contracts.
  • Complete cash distribution calculations, including estimating taxable income amounts and calculating non- resident withholding taxes.
  • Complete accounts receivable reports and collections, resolutions of disputes, and timely collection of outstanding balances.
  • Support the reconciliation, clean-up, and analysis of key balance sheet items and resolution of issues.
  • Contribute to the ongoing development of standards, systems, and processes.
  • Ensure adherence to company policies, procedures and relevant accounting standards (IFRS, ASPE, US GAAP)
  • Ensure adherence to government regulations and tax compliance.
  • Support internal and external audits and ensure compliance.
  • Consolidate and analyze monthly cash flow forecasts and consults with stakeholders as required.
  • Prepare loan draws on project level loan advances under construction loan facilities and cash calls to equity partners.
  • Ensure consistent, accurate, relevant, and timely management reporting.
  • Provide quarterly P&L variance analysis for Gracorp and its funds and projects.


Qualifications / Experience:


  • Degree or Diploma in Commerce/Business/Accounting or a related field is required.
  • Professional Accounting Designation (CPA) is a strong asset.
  • 3+ years of relevant accounting experience.
  • Experience in Construction would be an asset.
  • Proficiency in ERP systems and system controls.
  • Recognizing the necessity of adhering to deadlines.
